BCA Structural Plan Submission for Piling Works

We prepare and coordinate the piling structural-plan submission to the Building and Construction Authority (BCA) and follow it through BCA's comments, within the agreed scope.

What the submission service covers

  • Preparation and coordination of piling structural-plan submission documents.
  • Coordination of the design calculations, drawings and supporting information the submission relies on.
  • Responses to BCA comments and resubmissions within the agreed scope.
  • Support for a phased submission, with piling plans ahead of the superstructure, where the project and BCA's requirements allow.
  • Coordination with the architect, other consultants and the contractor on submission information.
Approval is decided by BCA. Every submission is subject to BCA's review and to project-specific requirements. We do not promise approval or a fixed approval time; timing depends on the project, the completeness of the submission and any comments raised.

How the regulatory side works

Under the Building Control Act, structural plans for building works, including piling, are prepared and submitted by a Qualified Person and must be approved by BCA before the works start. A permit to carry out the structural works is also needed before work begins on site.

Where foundation works fall within the definition of geotechnical building works, additional requirements apply, including design by a Specialist Professional Engineer (Geotechnical) and checking by an Accredited Checker. We confirm at the outset which requirements apply to your project and who will hold each statutory role.

The statutory roles we take on, such as acting as Qualified Person, are set out in the written appointment for each project.

Typical submission information

The exact documents depend on the project and BCA's current requirements. A piling submission typically draws on:

  • Piling layout and detail drawings.
  • Pile design calculations and design assumptions.
  • The site investigation report and borehole information.
  • Information on the proposed installation method and testing.
  • Details of adjacent buildings, structures and services where relevant.

Phased submission

On many projects, piling can start earlier if the piling plans are submitted and approved ahead of the superstructure plans. Whether this suits your project depends on how settled the structural layout and loads are, and on BCA's requirements. We will advise on the option during scoping.

Related services

The submission is built on the pile design. Once approved, installation supervision and pile testing coordination keep the site work aligned with the approved plans.
